The PROJECT
Heathpoint House is located on a former brick pit in Hampstead, North London. The project transforms an awkward plot shaped by clay mining and post-war planning, drawing on the area’s brickmaking heritage to reconnect neighbourhood and landscape.


Clay has shaped the local landscape for centuries — from Roman kilns in Highgate to Gospel Oak brickworks. It was clay from this site that built Hampstead’s iconic red-brick houses.
Heathpoint House honours this material heritage, repatriating iron-rich, red clays and reinstating the distinctive character once drawn from surrounding brickfields.
The building’s stepped, half-brick plan reshapes a triangular site, anchoring the cross street and restoring natural desire lines.
Inside, cylindrical, light-filled volumes soften the site’s irregular geometry, shaping private, contemplative interiors. Natural clay surfaces bring tactile warmth and reinforce the material connection.
The largest, south-facing volume forms a tall atrium, drawing in sun, sky, and greenery, while a smaller void contains a slender, top-lit stair that brings light into the heart of the home. Services are tucked into niches to maximise openness and flow—an interplay of volume and void that enriches the compact site.
The house unfolds as a sequence of spatial moments—offering both retreat and release. A mezzanine lookout, rooftop terrace, courtyard, balcony, double-height atrium, and stair void provide varied opportunities for solitude and gathering. Tall windows capture shadow and light alike, while deep thresholds and transitions shape the spatial experience.
Rooted in local heritage yet designed for modern living, Heathpoint House demonstrates how even the most constrained urban sites can become extraordinary homes.
